The Challenge

Jacksons Food Stores, Inc. headquartered in Meridian, Idaho, was founded in Caldwell, Idaho in 1975 as a single service station. Jacksons has grown to be a nationally recognized chain of over 230+ Chevron, Shell, and Texaco branded convenience stores in 6 western states. All company operations currently employ approximately 3,000 associates.

Barghausen was contracted by Jacksons Food Stores, Inc. (PacWest Energy LLC) for the redevelopment of its store in Portland, OR. The project included:

  • Converting an existing 3-bay service station building into a convenience store with an addition to its east wall
  • Modifying the corner of the existing structure to provide a city-required right-angled corner at the street intersection
  • Providing a bus stop along the main street with upgraded landscape, including a rain garden
  • Maintaining access to the existing storage tanks

A project of this magnitude, of course, came with its own challenges. First, our team had to provide a corner-clip to an existing rectangular building and an addition—which required a special adjustment to setback and design review. We also had to coordinate with both the Oregon Department of Transportation and the Portland Bureau of Transportation. And as stated previously, maintaining access to the existing storage tanks was paramount to this project.

The Solution

Our customer engaged our team for the following service during the scope of the Jacksons Store project:

  • Civil engineering
  • Land use planning
  • Architecture
  • Fueling system design
  • Landscape architecture
  • Permit expediting
  • Project management
  • Construction administration

The Results

Of special note, our team was able to save the client $33k in system development charges by researching the city’s definition of a convenience store and applying credit for the existing components within the existing service station building.
