The Village at Totem Lake

The Village at Totem Lake is the redevelopment of a 40 year old shopping center in Kirkland, WA. This 400,000 sf update transformed the center into a community that offers gourmet grocery, high end retail shops, a state-of-the-art theatre, creative outdoor gathering spaces, parks and plazas. The center is surrounded by three separate luxurious apartment living communities that offer one to three bedroom homes. Barghausen provided civil engineering and land surveying services for this massive five phase redevelopment. The design included the demolition of existing structures along with the navigation of many unknown utilities on the site. The area contained multiple layers of peat and high ground water issues which resulted in most of the buildings on pile foundations. Stormwater plans included catch basins to a conveyance system that discharges to the existing city storm system. Stormwater is treated by Modular Wetlands. Our team assisted with the architectural site plan and the landscape plans to offered alternatives to onsite issues. There was a lot of planning and coordination that went into this project. There were two different developers, three different architects, two landscape architects, and several different mechanical, lighting and plumbing designers along with multiple contractors on the site.
