Frederickson One is a 210-acre industrial park in Frederickson, WA. The park offers over 2.5 million SF of industrial space with abundant truck trailer storage, 36–42-foot clear height, and private roads for easy truck maneuvering. Barghausen partnered with Logistics Property Company and Sun Lee to provide design services for six warehouses on the site.

Our engineers were responsible for the preparation of preliminary and final civil engineering design plans for each site. Preliminary plans included initial project coordination, engineering base map preparation, grading, paving, storm drainage, sanitary sewer, fire service, and vehicle maneuvering diagrams.

Final plans included grading, paving, horizontal control, storm drainage conveyance system and roof drain collection system, sanitary sewer extension, fire line extension and SWPPP.

Stormwater runoff from each site is routed to one central stormwater pond. Plans included a large gravely area, with water infiltrating at 40 inches an hour. Our team also designed a temporary stormwater pond for construction runoff that will be removed once the final site is complete. One site required a sewer lift station due to elevation changes. One site has a steep hill behind it, with groundwater seeping from the hill. Our team designed a French drain system at the middle and bottom of the hill to keep water off the site.

Our landscape design team prepared landscape planting plans and irrigation specifications for the site.

Frederickson One is located in the fastest growing industrial area in the South Puget Sound and boasts scenic views of Mount Rainier.
