The YMCA of Pierce and Kitsap Counties recently broke ground on its new community and fitness center located in Tacoma, WA. The project consists of replacing the existing Morgan Family YMCA on 1002 S. Pearl Street with the new Pearl Street Family YMCA. The YMCA is a nonprofit organization committed to strengthening communities around the nation. They have over 2,500 locations focusing on empowering young people and improving the health and well-being of our communities.
We partnered with the YMCA and BCRA Design for the redevelopment of their Tacoma, WA location. This project came with phasing conditions including the requirement of keeping the existing YMCA facility in use during construction. Site, earthwork, and utility design requirements were also incorporated into the plans for construction phasing.
The site area consists of 18.50± acres, and the building will include 95,000± SF when construction is complete. The property will provide 584 vehicle parking stalls, 20 accessible parking stalls, 6 accessible van stalls, 12 electric vehicle stalls, 6 motorcycle stalls, and 33 bicycle stalls.
The first phase (1A) of the project will take anywhere from 18-20 months to complete. This will involve the construction of an aquatics center, climbing wall, strength training area, locker rooms, welcome center, and lounge areas. New site grading, utilities, parking, and landscaping will occur during this phase as well.
The second phase (1B) of the project will introduce the construction of gymnasiums, a cardio room, an art room, a chapel, a teen center, a lounge, a child watch center, multipurpose rooms, a community meeting room, racquetball and squash courts, cycling studio, and an indoor walking track. The extension of the new site utilities, grading, parking, and landscaping to the North will also take place.
During the final phase (Phase 2) of the project, the demolition of the existing YMCA building, and the completion of grading, utilities, parking, 2 multipurpose outdoor sports fields totaling 3.0± acres, and landscaping to the East of the site will occur.
The stormwater facilities will include 10-foot diameter tanks that comprise UIC wells that will infiltrate most of the site runoff. Overflow from phases 1A and 1B and discharge from phase 2 will be routed to the existing conveyance system on Pearl Street. The detention system for phases 1A and 1B will be 226 feet long and the detention system for phase 2 will be 140 feet long.
To minimize project costs, we provided flow control with large-diameter pipes, underground injection control, and enhanced water quality in underground mechanical treatment units. We also incorporated new driveways as well as sidewalk removal and replacement.
